Strategy – Timeline
The fund started its activity in January 2022 and will develop with the following timetable:
Target IRR
First 2 years to onboard investors and set up the investments without cash yield.
Year 3 and 4 expected cash yield of 5%.
Year 5 and 6 expected cash yield of 10%.
Global and final target IRR of 15% with total divestment starting in year 6.

Exit
Strategy
Exit strategy for investors should be in between years 5 and 8.
In Golden Estate fund the exit strategy is very clear but differs from asset to asset:
Income assets (Residential, logistics, offices, and tourism): typically for the income assets the strategy is to buy and hold for at least 6 years.
Development assets (Residential, logistics, offices, and tourism): the cycle runs typically between 3 to 5 years depending on the conditions and difficulty of licensing processes.
Industry and services: to be able to add relevant value, this type of investment must be held for 4 to 5 years.

In alignment with its investment advisory activity, Admar has opted to set up a fund (Golden Estate FCR), inviting investors to leverage combined experiences in grappling new investment opportunities.
Expected IRR of 15%
Golden Estate FCR has been set up to deliver target IRR of 15%. The fund is expected to have an initial target size of 100 Million Euros and a maturity of 10 years.
